RM Management Terms & Conditions

1. Agreement to Terms

By accessing or using RM Management’s services (the “Service”), you agree to be bound by these Terms & Conditions (“Terms”). If you do not agree, please do not use our website or services.

2. Definitions

  • “Client” means a property owner or landlord engaging RM Management.

  • “Tenant” means an occupant of a RM Management-managed property.

  • “Service” includes property management, tenant sourcing, rent collection, repairs coordination, etc.

3. Services Provided

We offer full-service property management including:

  • Marketing and listing of properties

  • Tenant sourcing, screening, and tenancy setup.

  • Routine and responsive maintenance coordination

  • Regular inspections and financial reporting

  • Compliance with UK regulations including Gas Safety, Electrical Safety, HMO rules, etc.

4. Fees & Payment

All fees are confirmed with the client on case by case basis. We guarantee rent and do not charge clients any hidden fees.

5. Client Responsibilities

  • Provide accurate property details and necessary documentation.

  • Ensure timely provision of keys, access, and valid safety certificates.

  • Maintain adequate insurance and hold RM Management harmless (liability and indemnity).

6. Deposits & Deposit Scheme

  • Tenancy deposits are protected through an authorised UK Tenancy Deposit Scheme within 30 days.

  • Deductions due to damage or arrears will be handled per the Scheme’s dispute resolution process.

7. Term & Termination

  • The initial agreement shall remain in effect for a fixed period of 12 months, after which it will continue on a rolling monthly basis unless otherwise agreed in writing
  • Either party may terminate the agreement by providing a minimum of 30 days’ written notice.
  • The agreement may also be terminated immediately by either party in the event of a material breach of terms or if one party becomes insolvent.

8. Liability & Disclaimers

  • RM Management provides services “as-is” and is not liable for indirect or consequential losses (e.g. loss of income).

  • Obligations are limited to management performance; RM Management isn’t responsible for tenants’ wrongful acts.

9. Dispute Resolution & Governing Law

  • Any disputes will be settled by UK courts under English law.

  • We encourage informal mediation first; formal arbitration may follow if unresolved.

10. Data Protection & Privacy

  • We process personal data in compliance with GDPR.

11. Intellectual Property

All website content including text, images, and branding is owned by RM Management. No content may be reproduced without permission.

12. Changes to Terms

We may modify these Terms at any time. You’ll be notified of major changes; continued use constitutes acceptance of updated Terms.
